The 1221 Penn renovation project transformed a former FBI headquarters into a modern and sustainable open office. Built in 1962, the façade sat abandoned for 40+ years. The primary goals of the project were to create a dynamic and healthy office environment. The white/gray scheme, ample daylight, and accents of bright color introduce a modern aesthetic. The exterior design harkens back to the original storefront glass office design from the 1960’s. The space was designed to set the standard in Indianapolis for sustainability and wellness. The final product exceeded all sustainability goals and is the first LEED v4 Platinum building in Indiana.

At the LEED v4 Platinum plaque ceremony on October 10, 2019, Mayor Hogsett emphasized the impact the facility will have on the community stating, “You serve as an example of how it can be done and how it should be done…you are making a difference in this area of our city.”
1221 Penn was designed to set the standard in Indianapolis for sustainability and wellness. The project only need $8,800 of additional hard costs to achieve LEED Platinum, which is directly attributed to defining project goals prior to design.
